Buying, selling, leasing, financing, and developing real estate is a complex process. It often involves an interdisciplinary approach that requires an experienced lawyer, accountant, banker, engineer, architect and others. Our firm has many years of experience in all phases of residential and commercial real estate transactions, and we work to make sure that projects move along smoothly and efficiently. Significant transactions call for the careful, thoughtful and experienced legal counsel that we can provide.
We are experienced in drafting and negotiating all documents related to purchase and sales, mortgage and foreclosures, leasing, zoning, title examinations, litigation (Landlord-Tenant disputes), condominiums and cooperatives, quiet title actions, closings and management.
a. Residential Real Estate
We will guide you through every step of a residential real esate transaction. This includes preliminary negotiations, drafting contracts, preparing and filing all necessary transfer documents, title examination and resolution to title issues, communications and progress reports, financing issues and attending a closing.
b. Commercial Real Estate
Our firm is experienced in handling various commercial real estate transactions. We are prepared to handle commercial lease issues, including the review, negotiation, and preparation of lease agreements for office buildings or store fronts, and the purchase or sale of commercial real property. We guide you through a transaction from beginning to end, whether it is a commercial contract, lease, joint venture agreement or refinancing.
We can also help structure the terms of the contract so that the sale of the property may qualify for tax deferment under §1031 (Like-Kind Exchanges). In addition, we can obtain the services of qualified third-party exchange agents for our clients so that the proceeds from the sale and identification requirements are handled properly.
c. Condominiums
We are experienced in representing condominium boards. We assist board members with the interpretation of by-laws, rules and regulations, reviewing contracts, implementing community policies, attending board meetings, and the enforcement and collection of delinquent common charges. We assist in the transfer of units and the issuance of waivers for the sale and rental of units. We work with management companies and assist with legal issues that arise in connection with the day-to-day management of the condominium community.
